Bela-Bela is built around its hot springs, where water rises warm through the Waterberg and basement rock beneath the town.

Those springs are structurally controlled, so the thermal water is a specific feature rather than something an ordinary hole will find.

What Is Under Bela-Bela

The formations below are what a rig actually meets on a Bela-Bela property, and between them they govern the depth, the casing requirement and what the hole will realistically give you.

FormationWhere it sitsWhat it means for drilling
Waterberg Group sandstoneThe Waterberg massif and the plain around LephalaleDrills cleanly and stands open well, but it is fractured rather than porous. At Lephalale the regional system is classed a non-aquifer with negligible primary permeability, and about 87 per cent of Waterberg boreholes give under 3 litres per second.
Karoo Supergroup: Ecca coal measures and Clarens sandstoneNorth of the Eenzaamheid fault, around LephalaleYields of half a litre to two per second in the Ecca, and a tenth to half in the Clarens and Letaba basalt. Around 70 per cent of Clarens holes give under 3 litres per second.
Faults and lineamentsCutting the whole sequenceWhere the water is. The Eenzaamheid fault carries groundwater; the Daarby fault tested impermeable and acts as a barrier. Which side of a structure you are on matters more than depth.

What That Means for Your Borehole

  • Depth does not buy yield here, and there are numbers for it: a 400 metre hole gave 0.85 litres per second and a 600 metre hole 0.79, while the best hole in the study was a fault-related strike at 79 metres giving 3.2.
  • Siting on structure is the whole game, because the sandstone between faults and fracture zones has almost no permeability of its own.
  • Fluoride is a genuine natural issue in this district, with fluorite in the Mogalakwena rocks identified as the source, and seven of eight Waterberg thermal springs exceeding the guideline.

Where We Work Around Bela-Bela

  • Bela-Bela town and Warmbaths
  • Bela-Bela resort and the springs precinct
  • Bospoort and the Modimolle road
  • Rapotokwane and the surrounding villages
  • Game lodges, resorts and guest properties
  • Cattle and mixed farms

What to Watch For Here

Warm water in this district is a fluoride flag, not a bonus. The spring here measures around 52 degrees and carries fluoride at 11 milligrams per litre, more than seven times the guideline, and seven of the eight thermal springs surveyed in the Waterberg exceed it.

Resort and lodge demand is concentrated at peak season, so storage carries the load better than a larger pump on a modest hole.

What the Water Is Used For

  • Landscaping and grounds irrigation
  • Washbays and hard-surface cleaning
  • Non-potable process and cooling water
  • Standby supply for continuity of operations
  • Reducing a significant municipal water account

Wellpoint or Borehole?

Yes, and this is the best wellpoint ground in the province: the lower Mokolo River sand bed is reckoned to store roughly as much water as Mokolo Dam, and irrigation farms line both banks. Not on the sandstone plateau away from the rivers. One trap worth knowing: the general authorisation excludes alluvial aquifers directly connected to a stream from the definition of a groundwater resource, and abstraction within 100 metres of a watercourse's riparian edge needs a licence regardless of volume. A shallow hole or a wellpoint in live river sand is therefore a licence question, not a registration one, even at modest volumes.

Water Quality in Bela-Bela

Conductivity mostly in the 70 to 300 millisiemens per metre range, with fluoride above the 1.5 milligram guideline recorded and traced to fluorite in the local rocks. Around the power stations and ash facilities, monitoring has recorded sulphate to 1,888 and chloride to 2,265 milligrams per litre with one borehole at pH 3.56, which points to acid drainage. Warm or artesian water in this district is a fluoride flag rather than a bonus.

A water analysis is what turns that from a general expectation into a number for your specific hole, and treatment should be specified against the result rather than against the area's reputation.

Registration and Abstraction

Registration for water use in Limpopo sits with the Department of Water and Sanitation through its national registration system, not with the municipality. We could not find a published municipal borehole by-law anywhere in the province, so we do not claim one exists. What municipalities do enforce is the prohibition on cross-connecting a borehole to the municipal reticulation, and their ordinary building and planning rules. Separately, the National Water Act governs how much you may abstract. Reasonable domestic use and small-scale garden watering generally fall under Schedule 1 and need no licence or registration, but taking more than 10 cubic metres a day from groundwater on a property must be registered, and irrigation or commercial volumes usually require registration or a water use authorisation from the Department of Water and Sanitation.

Borehole Prices in Bela-Bela

Drilling is charged per metre, so depth drives the total. The ranges below are framed for local ground conditions and access.

ItemIndicative rangeWhat moves it locally
Drilling, per metreR450 - R1,050 /mWaterberg sandstone drills cleanly and stands open, which keeps the rate moderate. Basalt is harder.
uPVC casing, installed, per metreR400 - R750 /mOften a modest run, because the sandstone is competent. Alluvial holes on the Mokolo need screening and a gravel pack.
Mobilisation and site establishmentR3,000 - R15,000Access, distance and site conditions move this; a site visit settles it before quoting.
Water surveyR5,000 - R12,000Targets structure rather than depth. Worth most where yield is fracture-dependent.
Yield testingR3,500 - R15,000Establishes the sustainable rate that pump selection depends on.
Pump, supplied and installedR15,000 - R45,000Greater depth means more head, which means a larger pump and heavier cable.
Storage and boosterR12,000 - R35,000Needed wherever peak demand exceeds the borehole's sustainable rate.
Typical complete projectR65,000 - R180,000+Everything above, excluding treatment, which depends entirely on the water analysis.

These are indicative ranges, not a quotation. They are compiled from published South African supplier and contractor pricing to give you a starting point for budgeting. They are not our rate card, and no figure here is a commitment.

Treat them as a broad guide only. Published borehole pricing in South Africa varies enormously - different 2026 guides quote per-metre drilling rates for the same province that differ by a factor of three - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

Bela-Bela Borehole FAQs

Will my borehole in Bela-Bela produce hot water?

Almost certainly not. The springs here rise where two post-Permian faults intersect, and the water is meteoric rather than magmatic in origin. An ordinary hole is very unlikely to intersect that system.

Which is just as well, because the thermal water here carries fluoride at around 11 milligrams per litre against a 1.5 guideline.

Should I test for fluoride here?

Yes, and it is the most important test in this district. Seven of the eight thermal springs surveyed across the Waterberg exceed the fluoride guideline, and the source is geological.

Fluoride cannot be seen or tasted and matters most for children, because long-term exposure affects developing teeth and bone. Treatment is specified against the measured level.

Is Waterberg sandstone a good aquifer?

Less than its reputation suggests. It drills cleanly and stands open, but it is a fractured aquifer rather than a porous one. At Lephalale the regional system has been classed a non-aquifer with negligible primary permeability, and around 87 per cent of Waterberg boreholes give under 3 litres per second.

What that means practically is that siting on a fault or lineament matters enormously, and drilling deeper on a hopeful basis does not work. The massif around Modimolle and Bela-Bela has not been measured as thoroughly as the Lephalale plain, so there may be better ground there.

Should I test for fluoride at Bela-Bela?

Yes. Fluoride above the guideline is recorded across this district and the source is geological, with fluorite in the local rocks identified as the origin.

Seven of the eight thermal springs surveyed in the Waterberg exceed the guideline, so warm water in particular is a flag. It cannot be tasted and it matters most for children.
